Who can actually receive a referral fee for sending real estate business?
In Maryland, DC, and Virginia, real estate referral fees paid at closing must go to a licensed real estate agent or broker — not to unlicensed individuals, regardless of who made the introduction. The fee flows broker-to-broker and appears on the closing disclosure. If you're not licensed, we cannot legally pay you a per-deal fee for real estate referrals. We're happy to discuss co-marketing arrangements that don't cross that line.
Why can't you pay mortgage referral fees?
RESPA Section 8(a) (12 U.S.C. §2607) prohibits giving or receiving any fee, kickback, or thing of value in exchange for referring business involving a federally related mortgage loan. This applies to everyone — licensed or not. There are no general exceptions for informal referral arrangements. Violations can result in criminal charges, fines, and license consequences. We don't participate in mortgage referral fee arrangements under any structure.

Can I run multiple partner tracks at once?
Yes — and many of our strongest partners do. A licensed agent on the team (Track 03) can simultaneously be a GHL affiliate (Track 01) and a creator partner (Track 04). The tracks are independent income streams. We build out the structure that makes sense for your situation on the first call.
What makes a weak partner application?
No clear audience or leverage, no specific alignment with what we do, and no path to mutual upside. "Let's see what happens" isn't a strategy. We move forward with partners who can point to something concrete — a network, a client base, an audience, or an execution ability that creates real opportunity.
Can an unlicensed person receive any compensation for sending you clients?
Not for real estate settlement services — that's a RESPA and state licensing issue.
